If you have 1200 sq foot living area in her your house and your office is 12 x 10 feet, then that is 10% of your house and you can claim 10% of your utilities. It is based on what percentage of your total living space your office takes up. And if you have an office in the living room and the living room is also used as a living room, you can't claim it as your office (but I've often wondered how they are going to know - come out and spy on you?)
